Retirement living

Your story is extraordinary. So is our retirement living.

Retirement should be about an easier lifestyle — one where you choose how to live. We don't just build villages, we build communities of like-minded people, with safety, security and peace of mind at your doorstep.

What is retirement living?

A community lifestyle full of choice.

If you're considering a move into a retirement village, you need to be confident you're making the right choice. Independence sits at the heart of ours.

Retirement villages provide housing for people 55 and over, and most residents are retired or no longer working full-time. Residents purchase their home under a lease-for-life agreement and share the village's common facilities and amenities. We offer villas and units for purchase and for rent.

Every village has a dedicated village manager on site, with operations overseen by our team at head office in Victoria Park.

Benefits of retirement living

Security and community.

Keep living independently while downsizing your home and your day-to-day costs — with comfort, company and help close by if you ever need it.

Close to everything

Our villages sit near public transport, shopping centres and local parkland, so getting out stays easy.

A social calendar

Join in at the community centre — regular events, visiting entertainers and bus outings, or nothing at all if you'd rather.

Lock up and go

Villages suit avid travellers. Lock the door and head off knowing the community is here when you get back.

A manager on site

A full-time village manager and staff give personal support and help with any concerns that come up.

Help at any hour

A 24-hour emergency call system in every home, for peace of mind day and night.

Care if you need it

If support becomes useful, our home care comes to you — cleaning, personal care or clinical help, in your own villa.

The cost side

Fewer bills to think about.

A lower entry cost and a low-maintenance lifestyle are why many people choose a village when they downsize.

The costs of retirement living

Lease for life, explained.

What you pay depends on the type of home you need, where it is, and the facilities and services on site.

Villas and units in our villages are purchased under a Lease for Life arrangement. You pay an in-going contribution or purchase price, which gives you exclusive rights to live in the property for your lifetime from the start of the lease. When you leave, the lease is sold. Lease for Life is not the same as a rental agreement.

Costs and inclusions vary by village and by your individual lease documentation. We'll walk you through the numbers for the home you're interested in before anything is signed.

In-going contribution

To secure a villa at one of our villages, you pay an in-going contribution based on the villa's market value. When your lease ends, or if you decide to move on, the villa is released to a new resident and you benefit from its full market value at that time.

Service fees

During the lease, and until your in-going contribution is repaid, you contribute towards the village's operating cost. This is called a recurrent charge — a standard amount fixed annually to meet the operating costs budget. Cost and inclusions change by village and lease. Items typically covered include:

  • External maintenance of villas, community centre and grounds
  • Access to and use of the community centre
  • Common gardens, lawn mowing and reticulation
  • Walkways, paths and visitor parking
  • All building insurances
  • Water Corporation rates and water use
  • Council rates for not-for-profit organisations
  • Village administration and management
  • Annual termite inspections
  • Air conditioner servicing, smoke alarm and fire checks
  • Security night lighting
  • 24/7 emergency call system
Maintenance reserve fund

The amount payable to the maintenance reserve fund by an outgoing resident, after permanently vacating the villa, is calculated at 1.25% per annum of the in-going contribution, on a pro-rata daily basis.
